Environmental Phase One Assessments are performed for real estate and business transactions such as land purchases, building purchases, leases, new developments, baseline studies, business purchases, and bank loans. All Environmental Phase Assessments adhere to the American Society of Testing and Materials (ASTM) Standard E-1527-05 and the Appropriate Inquiries Rule, placed into law by the Environmental Protection Agency (EPA) 40 CFR Part 312.

Elements included in a Phase One Assessment:
• A table summarizing our findings and where to
   locate key information in the report.

• A Records Search of federal, state and local
   databases.

• The location and legal description of your
   property.

• Site and vicinity characteristics including
   drainage patterns, wetlands, geology,
   hydrogeology and surficial characteristics.

• Improvements on the property including
   structures, roads and utilities.

• Current and past uses of the property and
   adjoining properties.

• A historical use review to include Sanborn maps,
   local directories, title search information and
   aerial photographs.

• Hazardous substances identified at the property
   or believed to have been used on the property.

• Hazardous substance containers and
   unidentified substance containers.

• Above and underground storage tanks.

• Suspected PCBs.

• Suspected asbestos containing materials.

• Suspected lead in paint, soil and water.

• Radon information

• Indications of solid waste disposal.

• Other conditions of concern.

• Maps and figures.

• Color, digital site photographs.

• Interviews and source documentation.

• A review of ownership/ title information.

• Drinking-water and other utility sources.

• Findings and conclusions.

• Reliance letters as needed.

• Engineering survey results if requested.

• Structural survey results if requested.

• Hazardous sample results if requested.

• Recommendations for further testing if
   requested.

• Copies of the report on CD.

 

Environmental Phase Two Assessments are performed to identify any problems uncovered during a Phase One Assessment. A variety of tests and samplings will be done to pinpoint the specific contaminate and steps will be taken to remedy the problem in the appropriate way. Risk Consultants, Inc. will also provide an action plan for a Phase Three Assessment based on the findings during the Phase Two testing.

Basic testing and samplings include:
• surface soil samples

• soil gas sampling

• subsurface soil and groundwater samples from
   borings and monitoring wells

• surface water samples

• pond sediment sampling

• drinking water samples

• bore test

• drum testing and tank testing

Our samples are properly preserved, documented on a chain of custody and delivered to an NVLAP and state certified laboratory for analysis. The results of our Phase Two testing will be described in a comprehensive report complete with drawings, digital photographs and recommendations. Your report will be presented in written form and electronic form on CD.
